Why Choose Red Maple for Chimney Flashing Repair?

Chimneys are one of the most common leak points on older Lower Mainland homes. The flashing where the roof meets the chimney has to handle water from every direction, and once the old step flashing rusts, the counter flashing pulls out of the mortar, or someone relies on caulk or tar, water runs straight into the attic and down the chimney chase.

We check the flashing, the roof around the chimney and the masonry above it. If the problem is cracked bricks, failing mortar or the chimney crown, we will tell you honestly that a mason should handle that part, so you are not paying a roofer to fix the wrong thing.

Our Process

How We Work

01

Inspect the Chimney & Attic

We look at the flashing, the shingles around it and the attic below for where water is entering, and check the brick, mortar and crown for problems flashing cannot fix.

02

Photos & Written Quote

You get photos of the cause and a written price before any work starts.

03

Rebuild the Flashing

Old flashing and tar patches come off, ice-and-water protection goes on, and new step flashing is woven into the shingles with counter flashing cut into the mortar joints. Wide chimneys get a cricket to shed water around the uphill side.

04

Check & Clean-Up

We check the finished flashing, clean up and give you before-and-after photos.

Chimney Leak Repair

Most chimney leaks come from failed flashing at the roof line. Rebuilding the step and counter flashing properly stops the leak for good, instead of resealing it every winter.

Chimney Flashing Replacement

Rusted or tarred-over flashing is removed and replaced with new step flashing woven into the shingles and counter flashing set into the mortar joints, so water has no seam to get behind.

Chimney Crickets

Chimneys wider than about 75 cm (30 in) collect water and debris on the uphill side. A cricket, a small peaked section behind the chimney, sends that water around it.

When You Need a Mason

Cracked crowns, spalling bricks and failing mortar let water in above the roof line. Flashing will not fix those, and we will say so and recommend a masonry repair.

Our honest advice

If your leak is coming from the chimney crown or the brickwork, we will tell you to call a mason instead of selling you new flashing you do not need.

FAQ

Chimney Flashing Repair: Frequently Asked Questions

How do I know if my chimney flashing is leaking?+
Water stains on the ceiling or wall beside the chimney, a damp attic around the chimney chase, or rusted, lifted or tarred-over flashing are the usual signs. We check the attic and the roof to confirm where the water is coming in.
Can chimney flashing just be resealed?+
Caulk or tar can slow a leak for a season, but it is not a permanent fix. Rebuilding the step and counter flashing properly is what stops a chimney leak for good.
What is a chimney cricket?+
A small peaked section built behind a wide chimney (roughly 75 cm or wider) that sends water and debris around it instead of letting it pool against the brick.
What if the leak is coming from the brick?+
Cracked crowns, spalling bricks and failing mortar let water in above the roof line, and flashing will not fix that. We will tell you honestly and recommend a mason for that part.
How do I know whether my roof needs a minor repair or a complete replacement?+
If your roof is under 15 years old and the damage is localized (such as a few blown-off shingles or damaged pipe boots), a targeted repair is usually sufficient. However, if your roof is over 20 years old, experiencing widespread granule loss, curling across multiple slopes, or widespread leaks, replacement is more economical in the long run. We offer honest, no-pressure inspections to give you the exact truth.
Which areas of the Lower Mainland do you service?+
We service the entire Lower Mainland and Fraser Valley: Vancouver, Port Coquitlam, Coquitlam, Port Moody, Burnaby, Surrey, New Westminster, Richmond, Delta, Langley, Maple Ridge, Pitt Meadows, North Vancouver, West Vancouver, and White Rock.
Do you require a deposit before starting work?+
No. Red Maple Roofing requires zero deposit upfront. You pay only when the work is complete and you are fully satisfied. This is our commitment to honest, quality craftsmanship.
What warranties do you offer?+
We provide a 15-year written workmanship guarantee on all installations, plus manufacturer material warranties of up to 50 years depending on the product selected. We are fully licensed, WorkSafeBC registered, and carry $2,000,000 commercial liability insurance.
