Why Choose Red Maple for Skylight Repair & Replacement?

Most skylight leaks we see in Metro Vancouver are not the glass. They come from the flashing around the skylight: old step flashing, caulk that has dried out, a curb that was never flashed properly, or debris and moss damming water on the uphill side. Heavy fall and winter rain finds those gaps fast, and the first sign is usually a stain on the drywall around the opening.

We tell you honestly whether the skylight can be resealed and reflashed or whether the unit itself has failed (fogged double glazing, cracked domes, rotted frames). If you are replacing the roof, that is the best time to replace an older skylight, because the flashing can be done properly with the new underlayment.

Our Process

How We Work

01

Find the Real Leak

We check the skylight, flashing and the roof above it, and look inside the well for where water is actually getting in. Condensation on a cold skylight can look like a leak, so we check for that too.

02

Photos & Written Quote

You see the cause in photos and get a written price for reflashing, resealing or replacing the unit before any work starts.

03

Reflash or Replace

Old flashing comes off, ice-and-water protection goes around the curb, and new step and head flashing is installed with the shingles woven back in. Failed units are replaced with a new skylight and flashing kit.

04

Water Test & Clean-Up

We check the finished work, clean up the roof and the room below, and give you before-and-after photos.

Skylight Leak Repair

If the unit is sound, a leak is usually fixed by removing the old flashing, adding ice-and-water protection and installing new step flashing woven into the shingles. Caulk alone is a short-term patch and we do not sell it as a repair.

Skylight Replacement

Fogged double glazing, cracked domes and rotted frames mean the unit has failed. We replace it with a new skylight and matching flashing kit, and fix any rotted curb or decking we find while it is open.

Skylight Flashing Repair

Most skylight leaks are flashing failures. Rebuilding the flashing properly is often all a skylight needs, and it costs far less than a new unit.

Skylights During a Reroof

If your roof is being replaced, older skylights should usually be replaced at the same time so the new flashing ties into the new underlayment. We will quote it as an option so you can decide.

Our honest advice

If your skylight only needs new flashing, we will not sell you a new unit. And if the "leak" is actually condensation, we will tell you that instead of charging for a repair.

FAQ

Skylight Repair & Replacement: Frequently Asked Questions

Why is my skylight leaking?+
Usually because of the flashing, not the glass. Old step flashing, dried-out caulk, a curb that was never flashed properly or debris damming water on the uphill side are the most common causes. Condensation on a cold skylight can also look like a leak, so we check for that first.
Can a leaking skylight be repaired, or does it need replacing?+
If the unit is sound, rebuilding the flashing with ice-and-water protection usually fixes the leak. Fogged double glazing, cracked domes or rotted frames mean the unit has failed and should be replaced.
How much does skylight replacement cost?+
It depends on the skylight size and type, roof pitch and access, and whether there is rot in the curb or decking. We give you an itemized written quote after an inspection, with no deposit.
Should I replace my skylight when I replace my roof?+
For older skylights, usually yes. Doing it during a reroof means the new flashing ties into the new underlayment, and it avoids cutting into a brand-new roof later.
How do I know whether my roof needs a minor repair or a complete replacement?+
If your roof is under 15 years old and the damage is localized (such as a few blown-off shingles or damaged pipe boots), a targeted repair is usually sufficient. However, if your roof is over 20 years old, experiencing widespread granule loss, curling across multiple slopes, or widespread leaks, replacement is more economical in the long run. We offer honest, no-pressure inspections to give you the exact truth.
Which areas of the Lower Mainland do you service?+
We service the entire Lower Mainland and Fraser Valley: Vancouver, Port Coquitlam, Coquitlam, Port Moody, Burnaby, Surrey, New Westminster, Richmond, Delta, Langley, Maple Ridge, Pitt Meadows, North Vancouver, West Vancouver, and White Rock.
Do you require a deposit before starting work?+
No. Red Maple Roofing requires zero deposit upfront. You pay only when the work is complete and you are fully satisfied. This is our commitment to honest, quality craftsmanship.
What warranties do you offer?+
We provide a 15-year written workmanship guarantee on all installations, plus manufacturer material warranties of up to 50 years depending on the product selected. We are fully licensed, WorkSafeBC registered, and carry $2,000,000 commercial liability insurance.
